Need to sell a house? Don’t worry, kcmoHomeBuyer is still buying houses across the Kansas City metro and doing it safely!
Are you one of the many who want to sell a house or possibly a vacant home the family was working to sell before lockdown in March but got sidelined because of COVID? If so, we want to make sure you know that the Tuckers at kcmoHomeBuyer have adapted to the times and will work with you to help you get your house sold, while keeping you safe . . . because it might be a while before we all get the vaccine.
Traditional House for Sale not getting Listed.
Redfin reports that 150% more houses were removed from the market in March of 2020 compared to the same time frame in 2019. And while some of these houses for sale were relisted a few months later, we see so many people who are waiting for COVID to be over before listing their house. They don’t want to have potential buyers walking through their home and they don’t want contractors or other repair people in there either helping them to get the home ready to sell.
My House Needs Some Work, but I don’t Want People in My House.
We totally get it. It’s one thing to pick up an Amazon package from the porch or to grab a bag from the Doordash lady when we get a meal delivered. But if you have a house that needs repairs, having different contractors walking through your house and spending time with you working out what you want or need done and then letting them work in your house for days on end is not pleasant at any time and if they could bring germs in your house that could potentially kill you, it’s really scary.
So rather than get things done you either wait it out or perhaps consider selling the home as it is, warts and all and let someone else deal with the repairs.
Can I sell My House without a Lot of People walking through it?
You may have thought about it and said no to the traditional listing because you don’t want all the contractors and all the potential buyers, all who may not practice social distancing or wash their hands quite as much as you’d like.
Two ways to sell.
There are potentially two options for you, both requiring you to sell the home as is.
Work with a Realtor: Right now during COVID many Realtors have worked out ways to get a good video or photo tour of your home posted online for virtual buyers to walk through visually. Then they schedule showings, with masks, sanitizers, booties, and the whole 9 yards that limit the showings to 15 minutes or less, and everyone coming in does their best to not touch anything. But you still have quite a few people walking through.
Work with Professional Home Buyer: The other option is to work with someone like Scott or Kim over here at kcmoHomeBuyer. We can discuss your situation over the phone and if you’d like you could send us some photos or walk us through with a virtual tour using an app like Facetime or Zoom on your phone. We can come to an agreement virtually and then, once we are all sure we are mostly on the same page, then we schedule a time to come walk through your house. We will wear our mask, sanitize our hands, take off our shoes or put on booties if needed, and maintain 6 feet. One and only one person walks through your house.
Cash home buyers like Kim and Scott at kcmoHomeBuyer take way a lot of the hassle and headache of selling a home in regular times and we take extra steps to make it as painless and safe as possible during times of social distancing.
First we buy the home “as is” which means you don’t have to spend time and money hiring a contractor or worse doing a lot of the work yourself and having all those workers who are usually messy in your house, breathing your air and using your bathroom. Keeping you save and saving weeks or months.
Second we buy the home quickly, in as little as 10 days in most cases. We have had a few delays with several title companies because so many are working from home and courthouses are limiting access. But so far, because we do so much business, our title company has worked extra hard to make sure we don’t miss a deadline. And if you need longer than 10 days, we can pretty much accomodate your needs.
Third, we use our own cash and the cash of our private partners. That means you will not face delays from waiting for an appraisal to happen or from your buyer losing their job at the last minute, two things that have caused issues for us in the past year when we were SELLING to a traditional home buyer.
We’ve received texts, robo calls, and letters from cash buyers who will buy sight unseen, are they legit?
We have a lot of competition out there trying to lock houses up with a purchase contract. They don’t need to see your house to write you an offer or even to sign the contract. But what some of the biggest marketers out there with billboard everywhere and ads all over the television don’t tell you is that while they will put your house under contract, they have no intention of purchasing it. Instead, they are going market that contract you signed in hopes of finding someone esle who will pay them to buy it from them. Not overly a bad proposition if they can find that end buyer. But if they can’t find that end buyer, you might find that they back out at the last minute leaving you high and dry.
For this reason, we urge you to do your homework on your cash buyer.
Yes, it’s still a bit scary out there, but selling your house does not have to be hard.
Scott and Kim here at kcmoHomeBuyer know that selling your house that you live in or working to sell a house in the family on behalf of a loved one can be one of the hardest things you can do. We work hard at all times to make the process painless and now during these COVID days, we are working with all community guidelines to keep you safe and getting creative to make it as easy as possible. We’ve been buying houses in the KC metro since early 2000 and we’ve learned a thing or two about integrity, having a good team, and keeping your word.
We are ready to do what it takes to help you with your house and help you explore all the best options for you. That may be our cash offer and then it might be there is a better option for you. Closed on my Schedule
I loved working with Scott and the team at kcmoHomeBuyer. I was downsizing my house and moving to something smaller. Timing was everything and since I am not handy doing all the little things the realtor wanted me to do was not going to happen. They made an acceptable offer for my house, even took the stuff that I could not move to my new place and closed on my schedule so the timing worked out.
