Selling a house can be stressful, time-consuming, and expensive. When it’s wrapped up with a lifetime of memories, it can be really scary trying to decide if you are doing the right thing.
But because most people will have questions,
we wanted to walk you through our process.
What happens after I submit my house?
When you click submit a couple of things are going to happen. First, the system zips off an email to let us know you sent in the property and if everything works properly, you should get an email from us almost immediately to let you know everything went through. Second, once we get all your information, we are going to do a bit of research into your property so we have some basic information gathered before we get back with you. Third, we are going to give you a call to chat more about your situation and the property.
Please note that if you call us instead, it works in a similar fashion. We collect a bit of info up front, then we do some research and then we call you back to chat.
What happens when we talk?
Now you may be wondering what we might ask when we talk. What could we possibly want to know?
First, we will need to know about basic things. Like the address, the number of bedrooms and bathrooms and how you would describe the overall condition of the house. If you have submitted the house through our submission form here on the website, you may have already shared that information, which can save us time. Basically, we are just trying to get a good feel of the size and shape of the house as well as what we might need to make in repairs.
Note, that if it needs a lot in repairs, that’s ok, most houses we buy do need work. Likewise, if the home is perfect, we can work with that too.
Next, we will ask you about debts and liens on the property. Not that we want to pry, but we need to determine whether or not that this is a situation where we can provide a solution or not. If the home is free and clear or has some equity, we can typically offer a solution, but if there is a large mortgage on it or assorted liens that will need to be sorted out, we need to know this going in so we can get them resolved. Our team is great at helping us get everything resolved.
Our next question will probably be the price. We need to know how much you want to get out of the house. It is important for us to get an idea of what you are looking for to make sure we don’t waste your time our ours. . . we need to make sure that we are both in the same ball-park. We like to make sure we’re both thinking along the same lines before we ask you to take time and actually show us the house, so we can make a solid offer. If you are unsure, that’s ok, we can still come and make you an offer and you can then take that to your trusted family advisors and get their input.
One of our last questions will be about listing the house with a Realtor. That’s the way you’ll make the most money on any house. Most of the time when a seller calls us, they have a big reason why – perhaps the house is in bad shape or they don’t have the time or desire to wait out the listing. What we do offer is a guarantee, because once we say were in and we sign the contract, it’s done.
Do keep in mind that if we do come to an agreement, we are buying the house in its “AS-IS” condition. That means that anything that needs fixed is on us. You don’t have to pick up tool or hire any contractors.
What happens after the first meaningful conversation?
In most cases, after this conversation we will know if yes we can help you with a cash offer or no, we can”t. If we can help you, we will proceed to an appointment to come out and look at the home and make you a solid offer.
If we talk with you and determine your needs would be better met by listing the home, one of the Realtors on our team can come out for a listing appointment or we can refer you to several trusted Realtors that we work with.
Either way, we make sure you get to the right person to help you.
What happens after you make an offer?
This is totally up to you. If we make you an offer, you then can decide if it will work for you and then take our offer, reject our offer, or even counter our offer. Most of the time we are able to make something work with our initial offer, but sometimes it takes a little bit of negotiation. Once we do come to an agreement, we get everything in writing and send it off to our title company.
The Title Company will make sure the title is clean and they may need some documentation from you to resolve all the issues. Because sometimes it takes time to clean up title, we are always able to be a bit flexible on the closing date.
