Senior Transition Specialist in the KC Metro

Senior Transition Specialist

Senior Transition Specialist Designation

Trusted Senior Transition Specialists are advocates for seniors and specialize in helping families transition their aging loved ones into senior care. We eliminate the stress of making the house ready for sale.

Offered by Mom’s House, the 3-day training class took us through formal training on things we had to face in our own family or have helped our sellers with over the past 20 years:

Now we have a much better understanding and have become Certified Buyers. While we are not experts by any means in the Senior Industry, we now have a basic working knowledge. We have the resources for families that need our help.

We have recently coauthored a book, Paying for Long-Term Care that many may find helpful in navigating the waters of transitioning from their forever home to getting the care they need. It offers you support and guidance on terminology, living options, payment options and resources to get help. You can get a free copy at SeniorHomeTransitionsKC.com

So while we are learning more every day about Senior Living through continuing education with Mom’s House, we do have a ton of experience on the sale of houses, yours or the home of a loved one.

Selling a Home that is Not Yours

Over the past 20 years, we have helped many people sell a home of a loved one, and often they were in one of three situations:

1. Mom or Dad is In Crisis:

Their parent or loved one has been having health issues. They have fallen or had some severe episode that comes as we age. Their loved one can no longer live in the home they have lived in for years and is either moving in with them for care or in a temporary situation while the family figures out where to take them for long-term care and how to pay for it.

2. Mom or Dad is In Assisted Living:

Other families have made it through the crisis and now their loved one is finally settled somewhere. But there is still the home their loved one left behind. Sometimes they are ready to sell and other times their loved ones will not allow the home to be sold because they might come home someday. Note that someday, usually does not come, and selling the house now rather than later can save the family a ton of money, more on that in a minute.

3. Mom or Dad has Passed

We also get a lot of calls where the family has made it all the way through the first two stages or maybe Mom or Dad was able to stay in their own home right up until the end. But now, the house is empty.

It all Comes Back to that House that Belongs to Someone Else.

When it comes time to deal with the house, there are two types of homes. The “forever home” that the loved one has owned forever or a newer home that Mom or Dad downsized into. The newer home is fairly easy for the family to put on the market and sell as all the issues of moving out of the “forever home” were taken care of prior to purchasing the new home.

But that “forever home” is where it gets tough.

The Memories

There are boxes, drawers, and closets full of memories. The family doesn’t really want any of the items, but it’s really hard for some to part with things that have sentimental value and it takes them months, even years to go through everything. Some can’t even walk in the house because they can’t face the memories. We can help in this situation as we can take the house with all the contents and we will work our way through all those memories.

The Home in Bad Repair

Often times after the kids are grown and we lose our spouse, little things start to slide. The family had lived with that lose knob for the last 40 years. But other little things start to break and there is just no one to fix it. And the most recent 5 years it was more about Mom or Dad’s health that it was replacing the roof. And if Mom or Dad moved to assisted living for a few years and the house sat vacant, even more things have deteriorated. If you want to take the time and spend the thousands of dollars getting all those things fixed, great. If you would rather not, we buy houses “as-is” so we can add value by fixing these things.

The Dated Home

Then we are faced with that home that is stuck in a different decade. It was perfectly fine for the past 20 years, so why change a thing? And while some people love those pastel pink, green or blue bathrooms, and those shiny Formica kitchens . . . for the most part, the modern home buyer wants wide open spaces, hardwood floors, and granite countertops. We love to buy that dated home “as-is” and then add value to the home by bringing it up to modern standards.

This is Where We Come In

Our role as a Senior Transition Specialist is to help seniors and their families eliminate the stress of selling a home.

The Stuff:

We can offer resources to help the family get the home cleaned out that will sometimes sell or buy all the stuff, to give the family a few thousand dollars. It all depends on the items in the home, some have value, but more often than not, there is not much value.

When there is no value, or if the family just does not want to deal with it, we have a policy. You take what you want and leave the rest to us. We will donate what we can to local shelters and thrift stores to help local families and dispose of the rest.

Buy As-Is

For the families that find making repairs and updates a daunting task, we buy homes As-Is, which means we take on all that work of getting all the repairs and updates made. We are in the business and do this every day, which gives us access to a bit better pricing and faster service. For families that do a bit of research, they find that for the average person to make repairs and updates to a home at average retail prices, the cost will exceed the return on home value.

Fast Cash

We have access to our own cash funding as well as several private partners that also fund our deals. This allows us to make an all-cash offer on a home that can close in a week to 10 days or on the family’s timeline. This often puts much-needed cash in the hands of the family so Mom and Dad can move into their assisted living faster so they can get the care they need. And it saves the very overworked family member all the time, hassle, and headache of dealing with Mom or Dad’s House for months or years.

Senior Transition Specialist

You could just reach out to the average real estate agent or one of our competing home buyers, but they may not have the experience to buy the house for cash quickly and they definitely will not be a Mom’s House Certified Senior Transition Specialist. We would love to help, just fill out the form below to get the ball rolling. It doesn’t cost anything but a few minutes of your time.

Crystal from Olathe

It was great not having to go in and clean up that unholy mess and worry about disposing of everything.  I hope you guys make a good sale on the property, I’ll be only too happy to refer you to others.

Thank you, Scott, that house has been a stone around my neck for the past ten months.  I’m so glad that your mom friended me on FB and got things rolling, I’ve had a lot of deaths in my family in the past seventeen months,(my father, my estranged husband, and my only sibling–my brother. I have been swamped trying to deal with it all simultaneously.  You guys took me by the hand and drug me through what needed to be done, and I appreciate that.

NOT PENALIZED FOR NOT GETTING EVERYTHING CLEANED OUT OF THE HOUSE

I liked the fact that I wasn’t penalized or felt pressure for not getting everything cleaned out of the house. There was over 40 years and three families’ worth of treasure stored in the house, making me feel that the challenge of cleaning it was going to be impossible. I did what I could and you never hesitated in telling me that it’s ok to leave the rest behind.

“Fair Price”

“We received a fair price for our mother’s house. We were very relieved because we had so much emotional attachment to the house that it would have been hard for us to sell in a typical manner. ” If you are on the fence about selling a house to kcmoHomeBuyer . . .”Do it, you won’t be sorry!”
